How Foreigners Can Buy Property in Albania (Step-by-Step)

Step 1 — Reserve and agree terms

Once you choose a property, a reservation agreement and small deposit take it off the market while paperwork begins. The price, payment schedule and completion date are fixed here.

Step 2 — Get a tax ID (NIPT)

Every buyer needs an Albanian tax identification number. It is quick to obtain and we handle it on your behalf.

Step 3 — Independent due diligence

Your lawyer verifies clean title at the Cadastre, confirms the developer's construction permits and checks there are no mortgages or disputes. Never skip this step.

Step 4 — Sign the notarial contract

The sale is completed before a public notary. If you cannot attend, a notarised power of attorney lets your lawyer sign on your behalf — this is how most remote purchases are done.

Step 5 — Pay and register

After the balance is transferred, ownership is registered in your name at ASHK (the State Cadastre Agency). You receive the ownership certificate as proof of title.
